Vanilla Still Photography |
This is our low budget, not low quality, service to Real Estate agencies to allow them to replace their amateur photography taken by estate agents with professional photography at very reasonable rates.
Considering that photographs are still the most popular way of selling real estate, it is crucial to ensure that your first impression sells. The one photograph might be the only chance you will have to catch the interest of a potential buyer. Make sure it’s the right one. It is critical that a property is photographed in a professional manner by a photographer who has the necessary equipment and skills. Note our images are delivered in high resolution and in an adjusted format for the old machinery of the newspaper press, to ensure you have the best possible printed result for your newspaper advertisements.

Virtual Tour Services |

A home purchase is a significant and substantial transaction that usually represents the largest financial commitment an individual will ever make. Most homebuyers are infrequent and inexperienced participants, faced with the daunting task of searching through an extensive array of homes, hoping to find the elusive utility-maximizing ‘‘perfect’’ home.
The search process is further complicated because the product is unique and immovable. It cannot be transported to a central market where an observable bid-ask auction process occurs. Rather, the buyer must approach and examine an array of homes in various locations. This, then, is a more dynamic search process than the standard price-time choice faced by a homeowner attempting to sell a home in a specific location.
Buyers and Sellers rely on real estate brokers to aid them in their home search because obtaining housing market information is time-consuming and costly. The Internet, however, has brought a sea of change and is making housing searches much cheaper and easier.
The advent of virtual tours of homes interiors/exteriors can allow buyers a 360° degree look at each room which greatly enhances the usability of a property website. In the past, it is almost unavoidable that a homebuyer would waste time on visiting a few completely unsuitable properties. The virtual tours save the prospective house seekers (renters and buyers alike) time and effort in "screening" for probable property listings. Sellers and Estate Agents benefit too, through qualifying buyers needs and reducing the requirement for regualr show houses. The Internet allows someone to sit comfortably at home or in an office and review all probable listings BEFORE actually contacting the relevant agents/owners for a visit. When the home buyer finds something that meets their specifications, they inform their interest to the seller or the listing broker. The rest of the process is still done traditionally.
In 1995 3% of Americans used the Internet as their first point of research when looking to purchase property - today it is 77%. Need we say more ! (See article)
Mail & Guardian reported that Internet usage in South Africa is skyrocketing. The number of active South African browsers on the web has grown by 121% from 1,8-million in May 2005 to 3,9-million in May this year. In the same period, the number of page impressions grew by 129% from 91-million to 207-million. (See article)
There is no doubt that the Internet is an excellent research platform for property for potential buyers. Virtual Tours are used successfully in South Africa to land mandates, to save time for the buyers, the sellers and the agents. They are an excellent short listing tool and it's not unheard of that properties are purchased site unseen.

DIY (Self Service) Virtual Tours |

Visual Tours offers a web and email based virtual tour system that uploads, processes, hosts and distributes your 360 degrees panoramic virtual tours. This is ideal for estate agents as the service allows for a large reduction in virtual tour costs.
The user photographs the property using our panoramic rotator, a digital camera and tripod. Images are then sent to us using the software provided, whereafter our graphic designers stitch and compile the images into tours. Within a short time the link to the panoramic virtual tour is emailed back to the client, ready to be displayed on a website or emailed to clients.
This service is being used by over 200 agents countywide and we have a number of international clients as well. We are developing this solution to increase the usability and features.
